FAAC Welding & Fabrication: The Sugar Land Owner’s Guide
FAAC welding and fabrication work in Sugar Land typically runs between $180 and $650 for most common repairs, depending on whether we’re repairing a cracked gate frame, rebuilding a hinge post, or fabricating a new bracket for your FAAC operator. Most jobs are completed same-day when we’re already on site, and we stock the steel, aluminum, and mounting hardware on our trucks to handle the majority of FAAC-compatible fabrication without a second trip.
Here’s how most Sugar Land homeowners find us: the gate starts dragging, or it binds mid-travel, or the FAAC operator strains and trips its thermal overload. You look closer and see a stress crack running through the weld at the gate’s mid-rail, or the hinge post has pulled loose from its footer because the clay soil shifted again. The operator itself is fine. The metal it’s attached to is not. That’s where welding and fabrication comes in, and it’s work we do every week from First Colony out to Highway 6.
Which FAAC Models This Applies To
The welding and fabrication work we do isn’t tied to one FAAC model number. It’s tied to the gate and the mounting structure your FAAC operator drives. We weld and fabricate for FAAC swing-gate setups (the 390, 400, 412, 415, and the newer S418 and S450H operators), FAAC slide-gate systems (the 740, 741, 844, and 884 series), and FAAC barrier arms where a vehicle strike has bent the arm or cracked the mounting plate.
What matters more than the operator model is how the operator connects to the gate. FAAC swing operators use a threaded piston that mounts to a steel or welded aluminum bracket on the gate leaf. That bracket takes the full force of every open and close cycle, and in Sugar Land’s heat, with clay soil shifting under the posts, that bracket cracks at the weld line more often than people expect. Same story with slide gates: the rack gear mounts to the gate frame with welded or bolted brackets, and a misaligned roller or a sagging gate puts constant side-load on those welds until they fail.
Identifying the right fabrication work means looking at the gate more than the operator. We measure the gate leaf weight, the post spacing, the mounting height of the operator, and the condition of the existing weld beads. When we can reuse the original FAAC bracket by cutting out the cracked section and re-welding with proper gusseting, we do that. When the bracket is too far gone or it was never sized right in the first place, we fabricate a new one on site from 1/4-inch steel plate and match the mounting holes to your operator’s piston travel. We’ll also tell you plainly when an OEM FAAC bracket is the better call, and we’ll order it rather than fabricate a substitute that won’t hold geometry.
One note for clarity: Vance Gate Repair Sugar Land is an independent service provider. We’re not affiliated with FAAC, and we don’t claim to be. We work on FAAC equipment every week, we know the mounting patterns and torque specs, and we fabricate around their hardware. But if you’re under a FAAC factory warranty, check the terms before any third-party fabrication touches the unit.
We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls when a repair crosses brands.
Signs Your FAAC Welding & Fabrication Is Failing

- The gate sags at the hinge end and scrapes the driveway. This usually means the hinge post has shifted in the clay soil, or the welded hinge tabs have stretched. The operator then pushes against a misaligned load, which accelerates bracket failure.
- You can see a hairline crack running through a weld bead. Paint cracks first, then the metal follows. A crack at the mid-rail weld means the gate frame is flexing with every cycle. Left alone, it eventually snaps and the gate drops or jams.
- The FAAC operator mounts feel loose, or the piston wobbles as it cycles. The mounting bracket may be cracked at the plate, or the bolts have wallowed out their holes. Every cycle with play in the mount multiplies the stress on the next cycle.
- The gate bangs or rattles at the end of travel. That impact load travels straight back through the gate frame into the operator bracket. Broken welds often show up within weeks of a new “bang” that wasn’t there before.
- The operator trips its overload or runs hot after a normal cycle. The electronics are doing their job. The problem is mechanical resistance from a sagging, binding, or flexing gate, and that resistance almost always traces back to failing metal somewhere in the structure.

AfterReplacement Cost & What’s Included
For Sugar Land FAAC gates, here’s what we typically see:
- Weld repair to a cracked gate frame or bracket: $180 to $340
- Hinge tab re-weld and gate re-alignment: $220 to $400
- Custom fabricated FAAC mounting bracket (steel, drilled, gusseted, painted): $250 to $480
- Hinge post repair or replacement with new footer work: $380 to $650
- Gate leaf straightening and re-welding after a vehicle strike: $300 to $600 depending on the damage
Those prices include the labor, the consumables (rod, gas, grinding discs, primer and paint), and the time to test the gate for a full open and close cycle with the operator reconnected and limit switches checked. Every quote is written before we strike an arc. You get a price in hand, and that’s the price you pay. No surprise line item at the end.
What drives the range: the thickness of the metal, how much of the old weld has to be cut out, whether we need to lift the gate off its hinges to work safely, and whether the post itself needs resetting in new concrete. A simple crack re-weld on a lightweight aluminum drive gate is a different job from a twisted steel slide gate that needs the rack gear unbolted and the leaf blocked up.
All fabrication and weld repair work falls under the 365-Day Done Right Promise. If a weld cracks or a bracket fails because of our workmanship within a year, we fix it at no charge. No argument, no fine print.
DIY or Call Us?

You can safely check a few things before calling. Look for visible cracks along the welds, especially at the hinge tabs, the mid-rail joints, and the operator mounting plate. Check whether the operator piston moves straight or wobbles. Check whether the gate scrapes the driveway in a new place. That’s useful information to share when you call.
What you shouldn’t do is fire up a welder and have at it. A gate leaf has real weight, and a weld that fails under load can drop a gate leaf on someone. Aluminum gates need a TIG process, not a hardware-store flux-core rig. Steel gates that have been powder-coated need proper surface prep or the new weld will fail in months. And any welding near the FAAC operator means disconnecting power, protecting the board, and re-checking limit switch travel after the metal work is done. The mechanical and the electrical aren’t separate jobs; they’re one job done in order. If you’ve got a crack you can see, call (346) 295-3437 and we’ll give you a written price to fix it correctly.
FAQs
A properly welded and painted gate joint should last 10 to 15 years in this climate, but the real variable is soil movement. Sugar Land’s clay soil expands and contracts with moisture, and that movement puts cyclical stress on every hinge post and gate frame. We see welds fail in under five years when the gate was built without enough ground clearance or when a sprinkler head has been soaking the hinge post footer for years. Proper drainage and a solid footer matter as much as the weld bead itself.
Almost always, yes. We cut out the cracked section, bevel the edges, and re-weld with proper penetration, then add a gusset where the original design was underbuilt. The exception is when the metal around the crack has fatigued to the point of being too thin to weld safely. At that point we’ll show you the problem and quote a fabricated replacement section before we do anything else.
Most weld repairs and bracket fabrications run two to four hours on site, including testing the gate cycle and checking the operator’s limit settings after the work is done. A hinge post reset with new concrete work can take most of a day because the concrete needs time to cure before we hang and cycle the gate under load.
We carry steel plate in common thicknesses, aluminum stock, gate-specific hinges, rack gear sections, and the FAAC mounting hardware for the swing and slide operators we service in Sugar Land. Most jobs get completed in one visit because we arrive with what the job needs. If you’d like an exact quote for your gate, call (346) 295-3437 and we’ll have a live person on the line, any hour.
Find it, price it, fix it – in that order. That’s how we work in Sugar Land, and it’s how every FAAC job gets handled from first call to final photo.
